Aldar Properties is preparing to launch a major villa and townhouse development in Dubai by the end of 2026, strengthening its presence in the emirate’s residential property market. The upcoming project will be located near Dubai Silicon Oasis and forms part of the developer’s wider expansion strategy across the UAE.
According to a report published by The National, Jonathan Emery, chief executive of Aldar Development, confirmed the planned launch during an interview in London. The company has not yet disclosed the project’s development value or further details about its size and configuration.
The new community will be developed in partnership with Dubai Holding and will add to Aldar’s growing portfolio of residential projects in Dubai. The development is expected to include villas and townhouses, with its location also linked to the planned extension of Dubai’s Blue Line metro network.
The planned development will mark Aldar’s fourth residential project in Dubai, following the launches of Haven, Athlon and The Wilds. These projects reflect the company’s strategy of expanding beyond its established Abu Dhabi market and building a stronger presence in other major UAE property destinations.
The area surrounding Dubai Silicon Oasis offers access to established residential communities, business facilities and educational institutions. Improved public transport connectivity could further strengthen the appeal of the wider area, although the project’s precise connectivity and infrastructure details have yet to be confirmed.
For buyers considering off-plan properties in Dubai, the proposed development adds another project to watch as more established developers explore opportunities across the emirate.
The new villa and townhouse community follows the expansion of Aldar’s partnership with Dubai Holding, announced in February 2026. The joint venture was expanded to include two additional land plots intended to accommodate almost 14,000 homes, with a combined gross development value exceeding Dh38 billion.
One of the plots covers approximately four million square metres along Dubai’s eastern growth corridor, opposite Nad Al Sheba. The second is located on Palm Jebel Ali, where plans call for an ultra-luxury waterfront development featuring both branded and non-branded residences.
The partnership allows both companies to pursue projects across different residential segments, from large-scale master-planned communities to premium waterfront homes. It also reinforces the role of strategic partnerships in bringing substantial new residential supply to Dubai.
Aldar’s expansion plans come at a time when Dubai’s property market is experiencing a more cautious buying environment amid regional uncertainty.
According to the latest figures cited in The National report from property consultancy Cavendish Maxwell, Dubai recorded residential sales worth Dh72.6 billion in the third quarter of 2026. This represented a 47% decrease compared with the corresponding period a year earlier. Transaction volumes also fell by 38% to approximately 34,000 deals.
Despite the slowdown, Aldar believes demand remains for developments that offer the right combination of location, quality and value. Emery indicated that some international buyers were taking more time to assess market conditions, while the company remained confident in the long-term fundamentals of the UAE property market.
For prospective investors, these conditions underline the importance of examining each off-plan project individually. Factors such as the developer’s track record, payment plan, construction progress, community facilities and expected handover timeline can help buyers make more informed decisions.
Alongside its new launches, Aldar is preparing to deliver a substantial number of residential units. Emery said the company expects to hand over more than 3,000 homes in 2026, representing its highest annual delivery volume since the company’s launch. The number is projected to increase to around 4,500 units in 2027.
Projects expected to reach completion in Abu Dhabi during 2026 include Sustainable City on Yas Island, as well as The Grove and Louvre Abu Dhabi Residences on Saadiyat Island.
In Dubai, the company expects to hand over the first homes at Haven, its residential community near Dubailand, in 2027. These deliveries will mark an important milestone in Aldar’s development activity outside Abu Dhabi.
The combination of new launches and scheduled handovers highlights the company’s focus on expanding its development pipeline while progressing existing projects.
Aldar is also extending its development network through partnerships with other established property companies. In September 2026, Aldar and Sharjah-based Arada announced a partnership involving residential developments on Yas Island and at Seih Sdeirah, near the Abu Dhabi–Dubai border. The projects have a combined value of approximately Dh15 billion.
The agreement includes a master-planned, mixed-use community at Seih Sdeirah, alongside Arada’s acquisition of three residential plots on Yas Island.
According to Emery, partnerships help Aldar broaden its customer offering by combining its development expertise with the strengths and market appeal of other established developers.
This approach could create further opportunities for residential development across the UAE, particularly in locations benefiting from long-term infrastructure investment and population growth.
Aldar’s proposed villa and townhouse community near Dubai Silicon Oasis will be worth monitoring as more information becomes available. Its location, development concept, pricing, payment plans and construction schedule will be important considerations once the developer officially releases the project details.
For buyers, the announcement provides an early indication of Aldar’s continued interest in Dubai’s residential market. However, investment decisions should be based on verified project information rather than launch announcements alone.
As Dubai continues to attract homebuyers and property investors, new master-planned communities may offer additional choices across different residential categories. Prospective purchasers should compare available developments carefully and assess how each property aligns with their budget, intended use and long-term investment objectives.
