Abu Dhabi Property Market Set for 30 New Residential Launches Worth Up to Dh45 Billion

Abu Dhabi’s residential property market is preparing for a significant wave of new project launches, with approximately 30 developments expected to enter the market over a 90-day period. The anticipated pipeline could introduce between Dh33 billion and Dh45 billion worth of residential properties, reflecting continued demand for homes and investment opportunities across the emirate.

According to Metropolitan Capital Real Estate, the projected launch schedule would mean a new residential development entering the market roughly every three days. The increase in supply is expected to give buyers more options while encouraging developers to compete on pricing, design, location and the overall quality of their projects.

The forecast comes as more than Dh40 billion worth of residential properties have reportedly found buyers since the beginning of 2026, based on developer reports and the company’s analysis of property registry data.

Off-Plan Properties Continue to Drive Abu Dhabi’s Market

Off-plan properties remain a major force in Abu Dhabi’s residential real estate sector. According to data from the Abu Dhabi Real Estate Centre (ADREC) and Metropolitan Capital Real Estate’s analysis, off-plan homes accounted for approximately 82 per cent of residential transactions between January and mid-September 2026.

Resale activity has also strengthened. Resale transactions increased by around 34 per cent year-on-year, while off-plan resales nearly tripled. Repeat-sale prices rose by approximately 20 per cent for apartments and 12 per cent for villas, indicating that market activity extends beyond newly launched developments.

The market is also attracting an increasingly international audience. Metropolitan reported that buyers from 116 nationalities participated in Abu Dhabi’s property market, highlighting the emirate’s appeal to a diverse range of homebuyers and property investors.

These trends suggest that demand is being supported by several factors, including interest in new residential developments, opportunities to resell properties and the appeal of established communities.

Major Abu Dhabi Developments Record Strong Sales

Several residential projects have contributed significantly to the emirate’s property sales activity during 2026.

Modon’s Hudayriyat Golf Estates recorded more than Dh13 billion in sales, according to the report. Ohana’s Manchester City Yas Residences Phase 1 followed with approximately Dh6 billion in sales.

Aldar’s Talay, Talay Beach and Yas Riva Reserve developments collectively recorded more than Dh5 billion. Eagle Hills’ Ramhan Island generated around Dh2 billion, while ORA’s BAYN recorded Dh1.8 billion and Modon’s Tara Park reached approximately Dh1.4 billion.

More than 40 additional launches collectively accounted for around Dh14 billion, according to Metropolitan Capital Real Estate.

The reported figures demonstrate the scale of activity across Abu Dhabi’s residential sector, with multiple developments contributing to the market rather than demand being concentrated in a single project.

Buyers Are Prioritising Quality and Long-Term Value

Despite the expected increase in new residential supply, market participants are observing a shift in buyer behaviour. Purchasers are becoming more selective, placing greater emphasis on a development’s location, construction quality, pricing, lifestyle offering and potential long-term value.

Evgeny Ratskevich, CEO of Metropolitan Capital Real Estate, said the growing number of launches reflects the market’s development and maturity. With more projects available, buyers can compare competing developments more carefully before making a decision.

This change could make the quality of individual projects increasingly important. Developments with attractive locations, practical layouts, well-planned communities and competitive prices may be better positioned to appeal to buyers than projects relying primarily on launch-day demand.

Developer reputation and delivery track records are also important considerations, particularly for purchasers investing in off-plan properties before construction is complete.

For investors, the expanding range of developments creates an opportunity to compare payment plans, expected handover dates, community facilities and resale considerations. However, buyers should assess each project individually rather than assuming that strong overall market activity guarantees returns from every property.

What Could Shape Abu Dhabi’s Property Market in 2027?

Metropolitan Capital Real Estate expects competition between developers to intensify as additional residential projects enter the market. Instead of focusing exclusively on rapid sell-outs, developers may increasingly adopt phased launches and more gradual sales strategies.

Integrated residential communities are also expected to attract greater attention. Buyers may place greater value on developments offering access to schools, leisure facilities, transport connections, retail outlets and other everyday amenities.

Branded residences and serviced apartments could become more prominent as developers expand their offerings to meet different lifestyle and investment preferences.

Financing options may also help broaden access to the off-plan market. The report highlights a framework introduced in September that allows eligible buyers who have paid 50 per cent of an off-plan property’s value to finance the remaining balance during construction. Buyers should confirm the applicable eligibility requirements and lending terms with the relevant institutions.

Infrastructure investment is another factor expected to influence the market’s longer-term development. Abu Dhabi’s designated investment zones, together with major transport projects such as Etihad Rail and new bridges, could support connectivity and development across different areas of the emirate.

Nevertheless, the impact of these developments will vary by location and project. Buyers should consider the actual accessibility, infrastructure timelines and amenities relevant to the property they intend to purchase.

A More Competitive Market Creates More Choice for Buyers

Abu Dhabi’s anticipated residential launch pipeline points to another active period for the emirate’s property sector. With around 30 projects expected over 90 days and potential new inventory valued at up to Dh45 billion, buyers could have a wider selection of residential options.

The next phase of growth may depend less on the number of launches and more on how effectively individual developments meet buyers’ expectations. Location, pricing, developer credibility, community planning and long-term usability are likely to remain important factors when comparing investment opportunities.

For prospective buyers, the expanding pipeline reinforces the importance of research and due diligence. Comparing project specifications, payment schedules, contractual terms and anticipated completion dates can help purchasers make more informed decisions as competition among developers increases.

As Abu Dhabi’s residential market moves towards 2027, the ability of developments to offer genuine value may become an increasingly important factor in determining their appeal.
