The UAE’s waterfront property market recorded notable price growth in September 2026, with several residential destinations across Dubai, Abu Dhabi and Sharjah experiencing significant increases in advertised property prices.

According to new data from Property Finder, asking prices in selected waterfront developments climbed by as much as 39.78% year-on-year, highlighting continued interest in premium coastal communities.

Abu Dhabi recorded the strongest overall performance among the four emirates analysed, with average asking prices per sale listing increasing by 21.11% compared with September 2025. Dubai followed with annual growth of 7.14%, while Sharjah registered an increase of 6.18%.

Individual developments also reported substantial movements. The Crescent on Palm Jumeirah recorded a 39.78% increase in average asking prices to AED 22.2 million, while Sharjah Waterfront City experienced a 21.14% rise to AED 3 million.

The findings highlight the growing diversity of the UAE’s waterfront property market, offering opportunities across different budgets, from relatively affordable coastal apartments in Sharjah to premium beachfront residences in Dubai and Abu Dhabi.

Dubai Waterfront Properties Continue to Attract Luxury Buyers

Dubai maintained its position as one of the UAE’s leading destinations for luxury waterfront properties. Property Finder data showed that the emirate’s average asking price per sale listing increased by 7.14% year-on-year to approximately AED 5.7 million in September 2026.

Palm Jumeirah continued to command some of the highest asking prices in the country. The iconic waterfront destination recorded approximately 4,870 properties listed for sale, with an average asking price of AED 24.2 million, representing annual growth of 1.12%.

Several premium residential developments within Palm Jumeirah recorded stronger increases. The Crescent experienced a 39.78% rise in average asking prices to AED 22.2 million. Garden Homes recorded an increase of 17.44% to AED 50.5 million, while Signature Villas registered 4% growth to AED 78 million.

Dubai Islands also recorded positive movement, with average asking prices increasing by 5.5% to AED 5 million across approximately 5,143 waterfront sale listings.

Dubai Harbour registered annual growth of 3.52%, taking its average asking price to AED 9.1 million. Within the district, Sobha Seahaven recorded a stronger increase of 23.76% to AED 8.5 million.

Dubai Marina maintained an average asking price of approximately AED 4.7 million across 6,440 waterfront sale listings, showing no annual change.

However, not every waterfront destination experienced price growth. Palm Jebel Ali recorded a 28.13% decline in average asking prices to AED 30.7 million, while Emaar Beachfront experienced a smaller decrease of 3.77% to AED 5 million.

These differences indicate that waterfront property performance varies considerably depending on the development, location and available residential inventory.

Abu Dhabi Records the Strongest Waterfront Property Price Growth

Abu Dhabi emerged as the strongest-performing emirate in the analysis, recording a 21.11% annual increase in average asking prices per sale listing to AED 4.3 million.

Saadiyat Island remained one of the capital’s most prominent waterfront residential destinations. The island recorded a 13% increase in average asking prices to AED 5.7 million across approximately 2,983 waterfront property listings.

Yas Island maintained an average asking price of AED 2.8 million, with no significant year-on-year change. Yas Acres, however, recorded growth of 7.22%, bringing its average asking price to AED 7.8 million.

Al Jubail Island also remained stable at approximately AED 11 million.

Within Al Reem Island, Shams Abu Dhabi recorded a 5.88% increase in average asking prices to AED 1.8 million.

Some Abu Dhabi locations experienced price corrections during the same period. Al Reem Island’s overall average asking price declined by 1.97% to AED 1.9 million, while Al Hudayriat Island recorded a more significant decrease of 34.4% to AED 5.4 million.

Najmat Abu Dhabi experienced a 26.47% decline to AED 2.5 million, while Saadiyat Lagoons recorded a 3.06% decrease to AED 9.5 million.

Despite the mixed performance across individual communities, Abu Dhabi’s overall results highlight its growing importance in the UAE’s premium waterfront property segment.

Sharjah Waterfront Property Prices Increase by More Than 21%

Sharjah also recorded positive movement in its residential property market, with average asking prices per sale listing increasing by 6.18% annually to AED 3.7 million.

Other waterfront locations also experienced positive movement. Al Mamzar recorded growth of 7.41% to AED 1.5 million, while Al Khan increased by 1.77% to AED 1.2 million.

Al Khan Lagoon performed more strongly, with average asking prices increasing by 12.33% to approximately AED 1.3 million.

The figures highlight Sharjah’s position as an alternative for buyers exploring waterfront residential properties at comparatively lower asking prices than some of Dubai and Abu Dhabi’s established luxury destinations.

Ras Al Khaimah Waterfront Market Shows Mixed Performance

Ras Al Khaimah recorded varied price movements across its major waterfront residential communities.

Al Hamra Village experienced a 5% increase in average asking prices to AED 2.1 million, while Mina Al Arab recorded annual growth of 2.86% to AED 1.8 million.

Al Marjan Island remained one of the emirate’s prominent waterfront property destinations, with approximately 5,602 properties listed for sale. However, its average asking price declined by 8.76% year-on-year to AED 2.6 million.

At the emirate level, average asking prices per sale listing fell by 6.25% to AED 5.4 million.

Other locations also experienced declines. Al Mairid recorded a 10.71% decrease to AED 1.8 million, while Ras Al Khaimah Waterfront saw an 18% decline to AED 2.1 million.

Among individual luxury developments, Marjan Beach recorded an average asking price of AED 4.4 million, while Waldorf Astoria Residences in Al Hamra Village stood at approximately AED 20 million. Year-on-year comparisons were not available for these developments.

The contrasting results demonstrate that Ras Al Khaimah’s waterfront market continues to offer different price segments, with performance varying between established communities and newer coastal developments.

Waterfront Properties Continue to Command Premium Prices

Beyond individual price increases, Property Finder’s analysis highlighted the premium associated with waterfront residential addresses compared with wider emirate-level property markets.

Palm Jumeirah recorded a typical asking price of approximately AED 9 million, around four times Dubai’s emirate-wide figure of AED 2.25 million.

Saadiyat Island’s typical asking price of AED 5.65 million was approximately double Abu Dhabi’s average of AED 2.73 million.

In Sharjah, Sharjah Waterfront City’s typical asking price stood at around AED 3 million, approximately 60% higher than the emirate-wide figure of AED 1.85 million.

Al Marjan Island in Ras Al Khaimah recorded a typical asking price of AED 2.6 million, around 24% above the emirate-wide figure of AED 2.1 million.

Cherif Sleiman, Chief Revenue Officer at Property Finder, highlighted the growing contribution of waterfront developments to the UAE’s property and wider economic sectors.

He noted that the appeal of these communities extends beyond residential properties, with access to beaches, marinas, hotels, restaurants and leisure facilities contributing to their attractiveness.

According to Sleiman, waterfront developments are also supporting economic activity across construction, hospitality, retail, tourism and property management.

UAE Waterfront Communities Offer Diverse Investment Opportunities

The September 2026 findings highlight the different investment opportunities available across the UAE’s waterfront property market.

Dubai continues to attract buyers seeking established luxury destinations, while Abu Dhabi is demonstrating strong asking-price growth across selected coastal communities. Sharjah offers comparatively accessible waterfront residential options, and Ras Al Khaimah continues to attract attention through its growing portfolio of coastal developments.

For investors, these markets offer different price points, property types and community features. However, evaluating advertised asking prices alongside completed transactions, rental demand, service charges and future development plans remains essential before making an investment decision.

As waterfront residential developments continue to expand across the country, Dubai, Abu Dhabi, Sharjah and Ras Al Khaimah are strengthening their positions as important destinations within the UAE’s evolving real estate landscape.
