Abu Dhabi’s residential property market continued to record positive price movements during the third quarter of 2026, with Abu Dhabi Apartment Prices increasing by up to 9.2% in selected communities. While luxury developments remain attractive to investors and high-net-worth buyers, growing interest in affordable and mid-market neighbourhoods is also shaping the capital’s property market.

According to Bayut’s latest Q3 2026 Abu Dhabi property market report, Baniyas recorded the strongest quarterly increase in mid-tier apartment asking prices, followed by Al Ghadeer and Al Maryah Island. The findings highlight the continued demand for homes across different price categories as buyers explore opportunities beyond Abu Dhabi’s premium residential destinations.

Baniyas Records the Highest Apartment Price Growth

Baniyas emerged as the leading community for quarterly apartment price growth, recording a 9.2% increase in average asking prices per square foot for mid-tier apartments during Q3 2026.

Al Ghadeer followed with a 6.2% rise in affordable apartment asking prices, while Al Maryah Island recorded a 3.2% increase in the luxury residential segment.

These figures indicate that demand is not limited to Abu Dhabi’s established luxury locations. Buyers are also showing interest in communities that offer comparatively accessible property prices and residential options.

Speaking during a media briefing, Matt Gregory, Senior Director of Strategy at Dubizzle Group, highlighted the positive movement in asking prices across several residential segments of Abu Dhabi’s property market.

Abu Dhabi Property Platforms Record Strong Buyer Interest

Bayut recorded approximately 2.5 million platform visits related to Abu Dhabi’s property market during the third quarter of 2026. The average number of active property listings also reached around 20,000, reflecting continued interest in residential properties across the emirate.

Buyer searches covered a wide range of locations, from waterfront communities and luxury developments to more affordable residential neighbourhoods.

For ultra-luxury apartments, Saadiyat Island, The Marina and Marina Village attracted considerable attention. Al Raha Beach, Yas Island and Al Maryah Island were among the preferred locations for luxury apartment searches.

In the mid-tier category, Al Reem Island led buyer interest, followed by Masdar City and Baniyas. Meanwhile, Al Ghadeer, Al Reef and Al Shamkha remained popular among buyers searching for more affordable apartments.

Villa searches followed a similar pattern. Saadiyat Island, Nurai Island and The Marina attracted interest from ultra-luxury buyers, while Yas Island, Al Raha Beach and Al Bateen remained popular in the luxury segment.

For mid-market villas, buyers explored Al Raha Gardens, Zayed City and Al Samha. Al Shamkha, Al Reef and Al Ghadeer also featured among the preferred locations for affordable villa options.

Abu Dhabi Communities Offer Attractive Estimated Rental Yields

Rental returns remained an important consideration for investors evaluating residential properties in Abu Dhabi.

Bayut’s Q3 2026 analysis identified Al Dhafrah as a leading location for estimated villa rental yields, recording an ROI of 11.5% in the mid-tier category. Between Two Bridges, also known as Bain Al Jessrain, followed with an estimated return of 10.1% for affordable villas.

Among apartments, Al Reef recorded an estimated rental yield of 7.9% in the affordable segment, while Al Samha offered 7.1% in the mid-tier category.

For luxury apartments, Al Maryah Island recorded an estimated yield of 7%, while The Marina offered approximately 5% in the ultra-luxury segment.

Villa rental yields varied by location and property category. Al Raha Beach recorded an estimated return of 5.2% for luxury villas, while Saadiyat Island offered 4.3% in the ultra-luxury segment.

These figures are based on advertised property prices and rental estimates. Actual investment returns may differ depending on purchase costs, occupancy, maintenance expenses, service charges and prevailing rental conditions.

Rental Demand Remains Steady Across Established Communities

Despite changes in asking prices, advertised rents across several popular Abu Dhabi residential communities remained broadly stable or experienced only modest movements during Q3 2026.

Saadiyat Island and Al Raha Beach continued to attract tenants looking for ultra-luxury and luxury apartments. Al Reem Island remained a preferred destination for mid-tier apartment rentals, while Khalifa City maintained its appeal among tenants seeking more affordable accommodation.

In the villa market, Saadiyat Island and Yas Island remained popular in the premium rental categories. Zayed City and Khalifa City also attracted interest from tenants looking for mid-tier and affordable villa options.

Haider Ali Khan, CEO of Bayut, noted that Abu Dhabi was strengthening its position in the international property market, particularly in the ultra-luxury residential and branded residence segments.

He also highlighted how the growing range of off-plan developments was providing buyers with more choices and attracting international high-net-worth individuals and institutional investors.

Off-Plan Developments Continue to Attract Abu Dhabi Buyers

Abu Dhabi’s off-plan property market continued to feature prominently in buyer searches during the third quarter, with interest spread across luxury, mid-market and affordable developments.

In the apartment segment, Saadiyat Cultural District remained a notable destination for ultra-luxury property seekers. Gardenia Bay on Yas Island attracted attention in the luxury category, while Shams Abu Dhabi on Al Reem Island featured among the mid-tier options.

Buyers exploring more affordable off-plan apartments also showed interest in Al Reeman 1 and Reeman Garden 1.

The villa segment recorded demand across several established and emerging residential communities. Saadiyat Lagoons and Yas Park Gate attracted interest from buyers exploring ultra-luxury and luxury villa developments.

Bloom Living in Zayed City featured among the mid-tier options, while Al Reeman 2 in Al Shamkha attracted attention in the affordable villa category.

The variety of developments across Abu Dhabi provides buyers with opportunities to consider different budgets, locations, property types and investment objectives.

Abu Dhabi’s Residential Market Offers Opportunities Across Price Segments

The Q3 2026 findings highlight the changing dynamics of Abu Dhabi’s residential property market. Rising apartment asking prices in Baniyas and Al Ghadeer, alongside continued interest in premium communities such as Saadiyat Island and Yas Island, demonstrate the broad range of demand across the emirate.

For investors, estimated rental yields across selected communities provide an additional factor to consider when evaluating potential property purchases. Meanwhile, the continued popularity of off-plan developments reflects buyer interest in new residential projects across different price categories.

As Abu Dhabi continues to expand its residential offering, affordable neighbourhoods, established communities and new off-plan developments are all contributing to the emirate’s growing property market.
