Aldar Properties has announced its first real estate investment in Sharjah through an AED 1.1 billion agreement with Arada to acquire nine residential buildings comprising more than 1,100 homes in the Aljada master development. The transaction strengthens Aldar’s rental property portfolio and expands its presence across the UAE.
Abu Dhabi-based developer Aldar Properties is entering Sharjah’s residential property market through a forward purchase agreement valued at AED 1.1 billion (approximately $300 million) with Sharjah developer Arada.
Announced on 15 October 2026, the agreement covers three residential blocks containing nine buildings and more than 1,100 residential units within Aljada, one of Sharjah’s prominent mixed-use master-planned communities. The properties are scheduled for delivery in the fourth quarter of 2029.
The transaction represents Aldar’s first real estate investment in Sharjah and forms part of its wider strategy to increase its holdings of income-generating properties. Following the agreement, the company’s develop-to-hold investment pipeline will reach AED 21 billion.
Under this business model, Aldar invests in properties intended to generate recurring income over the long term rather than relying exclusively on selling completed developments. Residential rental assets can help diversify revenue streams and provide greater exposure to the UAE’s housing market.
The acquisition gives Aldar a position within Aljada, Arada’s flagship development in Sharjah. Spanning approximately 2.2 million square metres, the master community is planned to accommodate around 25,000 residential units when fully developed.
Aljada combines residential neighbourhoods with retail, hospitality, educational and leisure facilities. Its existing amenities include the Madar family entertainment district, international schools, hotels, student accommodation and substantial occupied retail space.
Residential handovers at Aljada began in 2021, and more than 8,800 homes had been delivered across its different districts by October 2026, according to information published by the developers.
The development’s established infrastructure and range of amenities make it a significant part of Sharjah’s evolving residential landscape. Its location near major road networks also supports connectivity with other parts of Sharjah and neighbouring Dubai.
For Aldar, the agreement provides an opportunity to establish a presence in a new emirate through an existing master-planned community. The residential buildings are expected to serve end-users and long-term tenants looking for housing at accessible price points.
Aldar’s investment comes amid continued activity in Sharjah’s real estate sector.
According to figures published by the Emirates News Agency (WAM), citing Sharjah Real Estate Registration Department data, the emirate recorded 91,560 real estate transactions during the first nine months of 2026. Their combined value reached AED 46.8 billion, representing a 5.6% increase compared with the corresponding period in 2025.
Sales transactions accounted for 24,749 deals worth AED 35 billion. Residential properties represented the largest category, with 19,910 units sold, equivalent to approximately 80.5% of the total number of sales transactions.
These figures demonstrate the importance of residential property to Sharjah’s real estate market. They also provide context for Aldar’s decision to enter the emirate through a sizeable portfolio of homes intended to generate rental income.
However, market-wide transaction figures do not guarantee future rental yields, occupancy levels or capital appreciation. Investors and property buyers should assess individual developments, purchase prices, rental demand and ongoing ownership costs before making investment decisions.
The AED 1.1 billion residential acquisition follows another significant agreement between Aldar and Arada.
In September 2026, the two developers announced a strategic development partnership valued at AED 15 billion to deliver projects in Abu Dhabi. The collaboration includes plans for a mixed-use community at Seih Sdeirah, near the Abu Dhabi–Dubai border, alongside residential development opportunities on Yas Island.
Together, the agreements demonstrate the expanding commercial relationship between the companies, with opportunities spanning development projects and income-generating residential assets.
Arada, established in 2017, has expanded its development activities across the UAE and international markets. Its Aljada project remains a major component of its presence in Sharjah, combining housing with community infrastructure and lifestyle amenities.
For Aldar, the latest transaction represents geographic diversification beyond its established Abu Dhabi portfolio and its growing presence in Dubai.
Aldar has pursued a broader expansion strategy across the UAE, including activity in Dubai through its partnership with Dubai Holding and additional project acquisitions.
The company’s develop-to-hold strategy is designed to increase recurring income from properties retained within its portfolio. The Aljada acquisition supports that approach by adding more than 1,100 residential units once the buildings are completed and handed over.
Aldar has also continued to develop its residential sales business. In October 2026, the company announced that its Talay villa development at Marsa Al Saadiyat in Abu Dhabi had sold out all 351 villas in the first residential phase of the waterfront masterplan.
The developer has indicated that it expects to hand over more than 3,000 residential units during 2026, followed by approximately 4,500 units in 2027. These delivery targets reflect the scale of its development pipeline, although actual completion schedules may depend on construction progress and other project factors.
Aldar’s entry into Sharjah highlights the growing importance of geographic diversification and long-term rental income in the UAE property industry.
Rather than concentrating exclusively on development sales, major real estate companies are also seeking assets that can produce recurring revenue. Residential properties in established communities can support this strategy by attracting long-term tenants and benefiting from access to local amenities and transport connections.
The agreement also illustrates how partnerships between developers can create opportunities across different emirates. Aldar brings its investment capabilities and established portfolio, while Arada contributes its development platform and experience in the Sharjah market.
For Sharjah, the transaction adds another major developer to the emirate’s residential property sector. For Aldar, it establishes a new investment foothold and increases the scale of its planned income-generating property portfolio.
The buildings are scheduled for delivery in late 2029, meaning the investment’s longer-term contribution will depend on successful completion, tenant demand and the performance of the residential rental market.
The AED 1.1 billion agreement between Aldar and Arada is an important development in the UAE’s evolving property market. With more than 1,100 homes planned across nine buildings in Aljada, the transaction expands Aldar’s residential investment strategy while strengthening its relationship with one of Sharjah’s leading developers.
As residential activity continues across the emirates, buyers and investors should follow new project announcements, delivery timelines, community infrastructure and market data to better understand emerging property opportunities.
