Yas Island in Abu Dhabi is experiencing a major development boom, with more than Dh30 billion in disclosed investment and development value spanning residential communities, hotels, entertainment attractions and tourism infrastructure.
The growing pipeline includes Miral’s investment programme of more than Dh12 billion over five years, Aldar Properties’ Yas Point waterfront development with an estimated gross development value (GDV) of Dh6 billion, THE WADI’s reported investment of approximately Dh6 billion, and Sphere Abu Dhabi, which has a disclosed construction cost of $1.7 billion, equivalent to around Dh6.24 billion.
The total combines different financial measures, including investment commitments, projected development value and construction costs. It should therefore be viewed as an indication of the scale of development activity on the island rather than a single consolidated construction budget. The cost of Disneyland Abu Dhabi has not been disclosed and is not included in this calculation.
Miral is planning to invest more than Dh12 billion over five years to expand Yas Island’s tourism and entertainment offering. The programme includes new attractions, immersive rides, improvements to existing theme parks and additional hotel capacity.
According to the company, the island’s hotel room inventory is expected to increase by approximately 30% to 35% over the investment period, reflecting the anticipated demand for accommodation.
Tourism performance has also supported the island’s expansion plans. Miral reported hotel occupancy of 92% in August 2026, while annual-pass sales increased by 20% year on year, despite the company limiting the number of passes available.
India is another important source market for Yas Island. The destination welcomed approximately one million visitors from India in 2025, representing growth of around 20% to 25% compared with the previous year, according to Miral.
Yas Island is already home to major attractions, including Ferrari World Abu Dhabi, Warner Bros. World Abu Dhabi, Yas Waterworld and SeaWorld Abu Dhabi. The island also features Yas Marina Circuit, Etihad Arena, hotels, shopping destinations and other leisure facilities.
Sphere Abu Dhabi is another major project contributing to Yas Island’s growing development activity. The venue has a disclosed construction cost of $1.7 billion, equivalent to approximately Dh6.24 billion.
Being developed by the Department of Culture and Tourism – Abu Dhabi in partnership with Sphere Entertainment, the project is planned for a site between Yas Mall and SeaWorld Abu Dhabi. It will be the first Sphere venue outside the United States.
The venue is designed to accommodate up to 20,000 people and is expected to host immersive entertainment productions, concert residencies and other large-scale events.
Construction is expected to be completed by the end of 2029, according to the reported project timeline.
The development is expected to strengthen Abu Dhabi’s position as an international destination for live entertainment and large-scale events, while adding another major attraction to Yas Island.
Residential real estate is another important part of Yas Island’s development pipeline. Aldar Properties announced Yas Point in July, outlining a waterfront master-planned community with an estimated gross development value of Dh6 billion.
Located on the northern side of Yas Island, the project will cover approximately 600,000 square metres and is planned to include around 1,600 residences.
The master plan combines residential properties with hospitality, education, retail and leisure facilities. Planned components include a five-star resort hotel, branded residences, an international school, retail outlets, restaurants and recreational amenities.
Once completed, Yas Point is expected to accommodate approximately 5,000 residents.
The development will also feature beachfront areas, landscaped parks, public spaces and waterfront walkways, creating opportunities for residents to enjoy outdoor activities and access leisure facilities close to home.
This integrated approach reflects a broader trend in Abu Dhabi’s real estate market, where developers are creating master-planned communities that combine housing with everyday services, hospitality and lifestyle amenities.
The scale and diversity of projects planned for Yas Island point to its continued evolution from an entertainment-focused destination into a more comprehensive residential and lifestyle district.
Major attractions and hospitality projects are being developed alongside new homes, educational facilities, retail destinations and waterfront communities. This combination can support demand from tourists, residents, investors and businesses.
For the property market, the expansion of infrastructure, leisure facilities and residential developments may strengthen Yas Island’s appeal to homebuyers and investors seeking access to Abu Dhabi’s entertainment and lifestyle offerings. Actual investment performance, however, will depend on factors such as property pricing, supply, rental demand and the timing of project completions.
With substantial developments planned across tourism, entertainment and residential real estate, Yas Island is set to remain an important part of Abu Dhabi’s broader urban and economic growth strategy.
