Sharjah’s property market has seen strong initial interest in Seef Residences, a AED 1.2 billion ($327 million) waterfront development by Alef Group. The project attracted expressions of interest equivalent to 150% of its 862 available homes within one hour of its launch on October 20, according to the developer.
Located in Al Khan, the development comprises five residential buildings, with one-bedroom apartments starting at AED 895,000 ($244,000). The launch event at Al Jawaher Reception and Convention Centre attracted more than 2,000 attendees.
The expressions of interest reflect buyer demand and do not represent completed property sales.
Waterfront Homes and Prices
Seef Residences will feature 862 homes, including apartments and a limited collection of penthouses. Announced starting prices include:
- One-bedroom apartments: AED 895,000 ($244,000)
- Two-bedroom apartments: AED 1.295 million ($353,000)
- Three-bedroom apartments: AED 2.195 million ($598,000)
Set near Al Mamzar Lake, Al Khan Lagoon and the Arabian Gulf, the development will include approximately 100 metres of beach frontage, canal views and landscaped communal spaces.
Planned amenities include swimming pools, a gym, yoga deck, children’s play areas, gardens and a waterfront promenade with retail and dining outlets.
Sharjah Property Market Continues to Grow
The launch comes amid continued activity in Sharjah’s real estate sector. According to figures cited by Alef Group from the Sharjah Real Estate Registration Department, the emirate recorded AED 46.8 billion in real estate transactions during the first nine months of 2026, a 5.6% increase compared with the same period in 2025.
Al Khan, the project’s location, recorded 1,581 sales transactions worth approximately AED 2 billion during that period.
Alef Group CEO Raed Kajoor Al Nuaimi said buyers increasingly consider the overall residential experience, including amenities, accessibility and the convenience of everyday living.
Completion Scheduled for 2030
Seef Residences is scheduled for completion on September 30, 2030. The developer says the project will offer access to key destinations across Sharjah and Dubai, supported by the area’s road network and ongoing infrastructure improvements.
The development adds to Alef Group’s residential portfolio and reflects continued investment in waterfront communities in Sharjah.
