SAMANA Developers has introduced SAMANA COLLECTA, a new premium real estate brand focused on lifestyle-oriented residential developments, marking a significant step in the company’s expansion strategy.
The launch follows the developer’s growth in Dubai, where it has launched 54 projects and established a presence among the emirate’s leading developers. Through SAMANA COLLECTA, the company plans to focus on a more selective portfolio featuring distinctive locations, contemporary architecture, international luxury collaborations and carefully designed residential experiences.
The brand’s first flagship project is planned for The World Islands in Dubai, with a gross development value (GDV) exceeding Dh4 billion. The proposed development will include 840 branded residences, seven floating villas and two tree villas, with an emphasis on making island living suitable for year-round residential use.
SAMANA COLLECTA is built around a lifestyle-first approach, with location selection driven by the experiences and everyday living opportunities a destination can offer.
According to Imran Farooq, CEO of SAMANA Developers, the new brand represents the company’s next stage of growth after establishing its position in Dubai’s competitive property market. The strategy places greater emphasis on design, location, residential experiences and evolving buyer expectations.
The company also intends to use Dubai as the launch market for SAMANA COLLECTA before exploring selected international destinations as part of its longer-term expansion plans.
The World Islands project is central to this strategy. The developer aims to combine the privacy and waterfront setting of island living with the amenities, connectivity and services typically associated with established residential communities.
The planned development is designed to offer a residential environment that extends beyond holiday accommodation. Its proposed amenities include multiple beaches, a lagoon, swimming pools, a beach club, water sports facilities, spas, indoor and outdoor gyms, co-working spaces and a dedicated welcome centre.
Everyday retail and essential services are also planned to support residents’ daily requirements. According to the announcement, core residential amenities and services are intended to be operational from the first handover.
Transport connectivity will be another important part of the development. SAMANA plans to introduce regular yacht shuttle services between the island and mainland Dubai at 30-minute intervals, with departure points expected to be announced closer to launch.
High-speed connectivity and co-working facilities are also planned, reflecting changing working arrangements and the growing flexibility available to entrepreneurs and professionals.
Dining is expected to play a significant role in the development’s lifestyle offering. Planned concepts include a signature floating Italian restaurant being developed in collaboration with a Michelin-recognised culinary partner.
The residential collection is expected to offer studios and one-, two-, three- and four-bedroom apartments, alongside the floating and tree villas. All residences are planned to feature sea views, with layouts incorporating generous glazing and extended sightlines to strengthen the connection between indoor spaces and the surrounding waterfront.
Italian-inspired landscaping is also planned across the island. The residences will be developed in collaboration with an internationally recognised Italian luxury brand known for its design heritage and craftsmanship. SAMANA Developers has indicated that the partner’s identity will be announced separately.
Despite its premium positioning, SAMANA COLLECTA intends to offer residences at different price points. According to the announcement, starting prices are expected to be below Dh2 million.
This approach could introduce a wider range of buyers to the concept of premium island living while retaining the development’s focus on lifestyle amenities, waterfront surroundings and branded residential experiences.
However, the final appeal of the project will also depend on factors such as transport arrangements, service delivery, handover timelines, ongoing ownership costs and the availability of everyday facilities once residents move in.
The SAMANA COLLECTA launch reflects a broader strategy to move beyond individual residential buildings towards integrated lifestyle destinations. The World Islands project is intended to demonstrate how a waterfront location can be developed into a functioning residential community rather than serving exclusively as a leisure destination.
Its proposed combination of branded residences, recreational facilities, dining, co-working spaces and mainland connectivity is designed to support a more flexible residential lifestyle.
The development will be the first project under the SAMANA COLLECTA brand. Following its establishment in Dubai, the company plans to explore opportunities in selected international lifestyle and waterfront markets.
As the project progresses, further details about the luxury brand collaboration, transport arrangements, launch schedule and delivery milestones are expected to provide a clearer picture of its positioning within Dubai’s premium property market.
